Research driven property development

When it comes to development, we don’t work on guts and instinct, all our developments are built on solid research and extensive due diligence before we break ground.

We deal with all consultancy and planning fees so you are not using your investment for that, and if you want to see where your money is being spent, we regularly invite investors to our sites so they can look around and see how work is progressing.

We also work with investors who simply want to sit back and get their interest at the end of the investment term – with TMG you can be as active or passive with your investment as you want.

What is an investment property?

Property investment can be done in a variety of ways. You might decide to buy a home or commercial property directly, or you could put money in a property investment fund. It’s worth taking the time to explore your options and decide which type of property investment suits your circumstances and needs.

The types of property investment you could go for include:

  • Buy-to-let
  • Property development
  • Buying a new build to sell on
  • Investing in property abroad
  • Property investment funds

Choosing to invest in property with the Taylor Made Group means you won’t have to deal with all the complexities of buying it yourself. We take care of all the solicitor’s fees, estate agency fees, land registry fees, surveys and Stamp Duty so you don’t have to.

Should I buy and hold property?

Many people are interested in property development but don’t know where to start. Buying your own property is a complex business with a lot of pitfalls if you don’t get it right. There are many factors to consider, such as the state of the building, its location, and all the legalities involved. Being a hands-off investor may be the route to go down – you can invest an agreed sum, with agreed returns over an agreed period – much more agreeable!!

So, whether you want to build up your pension or create an extra income stream, speak to us  to explore further opportunities.

Do you only work within the UK?

Yes we do. Our knowledge and experience has been built up over many years specifically around the UK built environment and there are so many opportunities available we do not need to look beyond our own shores. According to National Statistics the number of households in England is projected to increase from 22.7 million in 2014 to 28.0 million by 2039.

We are however open to overseas investors that are keen to invest in the UK.

How long have you been doing this?

Our founder and director, Dean Taylor, has been in property all his life. His parents were keen property developers, and his interest in it carried through to university and beyond. There are a lot of people that tell you that they are property developers but very few have the credentials and experience to carry out those developments to the exacting standards that TMG delivers – and continually deliver the returns that investors desire.

Investing with Taylor Made Group - our process

We make investing in our developments easy and transparent.

Stage 1 – You will have a detailed consultation to agree on land and property opportunity/ies and investment level (our investors typically range from between £50,000 to £500,000).

Stage 2 – The agreement is drawn up by a solicitor (however the investors legal costs are covered by TMG). Your investment is also indemnity-backed. We will send you all the necessary paperwork which outlines your level of investment and our responsibilities to you.

Stage 3 – TMG project manages the development, using our team of highly skilled contractors.

Stage 4 – Once you’re on board you’ll receive monthly progress reports on the development and your investment, so you’ll always know what’s happening. If you’re interested, you will also be invited on site visits so you can see the progress of the developments and where your investment is going.

Stage 5 – The development is completed, then sold, or refinanced to release equity & income. Your initial fixed-term investment period (we usually say a minimum of two years) will be realised and you’ll have the option to take your money out at the agreed fixed return.

Stage 6 – You can continue to invest and achieve higher returns. The longer your money is invested with us, the higher your fixed return rate.

What a Taylor Made Group investment looks like

Part of our balanced investment portfolio is to invest in land without prior planning permission. This typically creates a much higher return. We use of expert planning consultants to gain access to that permission much quicker than traditional application processes.

Depending on the opportunity, our investments typically fall into the following categories:

    Land purchase, development and sale

We identify opportunities without planning permission that are perfect for development. Our experience and dedicated team prides themselves on achieving planning permission in partnership with planning consultants and designed and built to the highest sustainability and quality standards. The properties are then sold on completion, this is our most common course of action for our new build development projects.

    Properties for refinance and let

The UK’s rental market is booming right now and without the stock to meet current tenant demand, putting your money in investment properties can deliver great returns. Where the local market dictates, we will carry out a development with the purpose of refinancing the properties and letting them out.

This proves with us additional capital to invest in future developments while also providing you with returns.
